Initial Visit

During our initial visit to your home, we will come prepared with a market analysis, complete with homes currently for sale, homes that are under contract but not closed, and “sold” homes within the last 6 or 12 months. This list of comparable homes, or "comps, along with the basic details of your home from public record, will allow us to have a potential value range for which your home may be able to be listed.

Together, we will tour your home and property, taking notes of any updates or improvements that you have completed during your ownership, as well as pointing out items that we may suggest that you address prior to listing the home.

Upon completion of the tour, we will have a candid conversation with you about the value range of your home and where it may fall, based on different items we’ve seen on the tour and how the home and property compare to the other properties either for sale or sold in the same community. Our goal is to be part of your team, maximizing the value of your home in comparison to other homes for sale in the market!

 

Preparing “Prepping” Your Home

At the end of our initial visit to your home, we will have suggestions of varied levels of work or improvements that you may want to complete prior to listing your home. These suggestions could be basic decluttering of the home, repainting some rooms, or even completing value-based renovations. Each of these suggestions will have a varied impact on the potential value of your home, and we will be there along the way to guide you in prioritizing the work.

 

Setting the Listing or “Asking” Price

Next to choosing the right broker, the most important aspect in getting your home sold is going to market at the correct price! Your Castleknock agent will work with you to zero in on that “sweet” spot for price in the market, balancing all of the work you have done, the current market conditions, and the appropriate strategy, all depending on your goals for selling your home.

Each seller has different goals when selling their home. Some may want to get it sold right away, some may be able to wait, some may need to find a new place to live before selling, and the list goes on! Your Castleknock agent will work with you to talk through all of your needs in order to best serve what result suits you best!
